Small Lots Gentry

A 6,500 square foot property in the Toluca Lake neighborhood of Los Angeles was the ideal siting for four small lot subdivisions. Each three story single family home on the lot includes about 2,000 square feet of living space and a two car parking garage. The homes cluster around the entry drive and are oriented to maximize daylight into the kitchen and dining areas. The backsides of the homes are more private with narrow clerestory windows in each of the bedrooms. Protruding balconies and thoughtful composition of punched windows carve away the mass of the structures, while the ipe wood roof overhang delicately caps the mass and outlines the outdoor amenity spaces and establishes visual privacy from neighbors.
